Digital Realty Raises 2026 Outlook as AI Infrastructure Demand Accelerates

Digital Realty Trust raised its full-year financial outlook after reporting stronger-than-expected second-quarter results, offering fresh evidence that demand for artificial intelligence and cloud-computing infrastructure continues to reshape the commercial data center market.

The Austin, Texas-based company released its results after U.S. markets closed on July 23, making the announcement a significant technology and business development on July 24, 2026. Digital Realty operates specialized facilities where companies house servers, networking equipment and other computing systems. Its customers include cloud-service providers, technology businesses, communications companies and manufacturers.

For the quarter ended June 30, Digital Realty reported total revenue of approximately $1.92 billion. That represented a 29% increase from the same period a year earlier and surpassed analysts’ average expectations.

The company also reported adjusted funds from operations, commonly known as FFO, of $2.65 per share. This was considerably higher than the average market estimate of $1.86 per share.

FFO is commonly used to evaluate real estate investment trusts because it adjusts conventional net income for property depreciation and certain other items. It can provide investors and analysts with a clearer view of the recurring cash-generating performance of a property-based business.

Following the quarterly performance, Digital Realty increased its projected 2026 adjusted FFO range to between $8.15 and $8.20 per share. Its previous forecast called for between $8.00 and $8.10 per share.

The company also raised its annual revenue outlook to between $6.85 billion and $6.95 billion, up from the earlier range of $6.65 billion to $6.75 billion. Digital Realty shares gained about 3% in extended trading following the announcement, reflecting the market’s initial response to the stronger results and higher forecasts.

AI Growth Is Expanding the Data Center Economy

Digital Realty’s performance illustrates how the AI boom is generating demand far beyond semiconductor manufacturers and software developers. Training and operating advanced AI models require large numbers of high-performance processors, extensive networking capacity, advanced cooling systems and dependable electricity supplies.

These components must be installed in facilities specifically designed to manage their power density, temperature and connectivity requirements. Data center operators therefore provide a critical physical layer for the growing digital economy.

Digital Realty offers several types of services. Its colocation business allows multiple customers to install equipment within shared facilities, while its interconnection services help businesses link their systems directly with cloud platforms, communications networks and commercial partners.

The company also supports larger deployments for major cloud and technology customers. Strong leasing activity from cloud and AI-focused businesses contributed to its decision to raise its annual forecasts. Digital Realty has continued expanding into additional markets and adding capacity to meet growing demand for computing-intensive services.

Northern Virginia Deal Supports Expansion

Digital Realty’s latest results follow a major expansion agreement announced in June. The company agreed to acquire Blackstone’s ownership interests in three Northern Virginia data centers for $3.5 billion in cash and Digital Realty shares.

The properties include two 96-megawatt data centers in Manassas and another 96-megawatt facility in Sterling. The transaction will increase Digital Realty’s ownership of fully leased hyperscale assets in Northern Virginia, one of the world’s largest and most strategically important data center markets.

The consideration includes approximately $1.2 billion in cash and $2.3 billion in Digital Realty shares. The assets were valued at $7.8 billion when debt and planned capital expenditures were included.

Two of the facilities are expected to reach stabilized operations during the first half of 2027, while the third is expected to reach that stage during the first half of 2028.

The acquisition demonstrates the scale of capital required to support AI infrastructure. Data center development involves securing suitable land, high-capacity electricity connections, sophisticated cooling systems and access to major fiber-optic networks. Projects can require years of planning and construction before they begin producing their expected rental income.

What Business Leaders Can Learn

For business leaders, the results show that AI adoption is creating opportunities throughout an interconnected infrastructure ecosystem. The economic impact extends to commercial real estate, utilities, construction companies, cooling-equipment suppliers, networking providers and specialized maintenance businesses.

The announcement also highlights the importance of capacity planning. Companies developing AI products must consider not only software and processor availability, but also where computing workloads will operate, how systems will connect to customers and whether adequate electricity and cooling resources are available.

Digital Realty’s higher forecast does not eliminate the challenges facing the industry. Data center companies must manage large construction budgets, financing costs and lengthy development schedules while responding to changing customer requirements. Electricity availability can also determine how quickly a new facility becomes operational.

Nevertheless, the company’s second-quarter performance provides a measurable indication of continued demand for cloud and AI infrastructure. For professionals following technology and commercial real estate, the key takeaway is that the AI economy increasingly depends on physical assets. Servers, networks, cooling equipment and power systems are becoming as strategically important as the software operating on them.
